How a Real Estate Appraiser Can Help You Sell Your Home

 

In today's tough real estate market, you need all the help you can get when you decide to sell your home.  Whether you are anxious to sell now or just testing the market waters, you might want to consider what a real estate appraiser might be able to do for you.  Though your state might seem like the land of rich buyers, the market is cutthroat and you need all the help you can get before you put that 'For Sale' sign out on your lawn.

The Duties of an Appraiser

There are a number of ways an appraiser might be used in the home buying process, but in most cases, they are appointed by the lending company in order to assess the value of the home before a mortgage agreement is settled.  This allows the bank to know exactly how much the home is worth and to then decide if this is an investment they wish to undertake.  At the same time, you are also 'allowed' to call an appraiser to see what the value of your home is before you sell it.

What an Appraisal Can Do For You

When a real estate appraiser comes out to your home, they will be looking to see just how big your home is according to measurements they take from the outside.  This will give them an accurate reading of the square footage.  But they are not going to assess value on anything you have inside of your home.  These appraisers will assess any renovations you may have made to the space instead, if they are obvious to see.  If you feel they might not be simple to notice, be sure to point them out to the appraiser when they are doing their appraisal. 

As they look around your home, they will be taking notes and often filling out a standard form to assess the different ways of estimating value.  At the end of your appraisal, they will leave to look around at your neighborhood, finding out what other homes have sold for in recent months as well as how many homes have been sold within the past year.  After gathering this information, they will create a report that you can then view to see what value your home has in the current market.

How This Helps You When You Are Selling

By finding out the current market value of your home, you might decide to list your home for that estimated price or perhaps a bit higher to see if prospective buyers will 'bite' at the price.  Others decide that their homes are more valuable than they expected, leading them to think twice about selling just yet – even if they want to.  When a home has a high market value, it can be difficult to sell or it can increase in value even more, yielding a potential windfall in the future for the owner.

You might also find that the value is low, which means that in order to sell for a higher price, you will need to do renovations to increase the value to the buyers.
